120 ENERGY EFFICIENT AFFORDABLE HOMES BUILT USING MODERN METHODS OF CONSTRUCTION

An abandoned industrial estate has been transformed into 120 homes for Affordable Rent and Shared Ownership homes using modular construction methods and meet the growing demand in Hereford for affordable housing.

Working alongside Stonewater Housing, modular housing supplier Ilke Homes and Homes England WP Housing carried out site due diligence and viability assessment and acted as the client’s agent overseeing the project from concept to completion.

WP Housing managed the land acquisition, design and construction programme, also representing the client transferring land to the Herefordshire & Gloucestershire Canal Trust as part of their restoration programme for the community.

All the homes have been manufactured at ilke Homes 250,000 sq ft factory in North Yorkshire. The precision-engineering techniques employed mean the homes will achieve ‘B’ Energy Performance Certificate rating, making them more energy-efficient than 92 per cent of the UK’s housing stock. As a result, residents could save hundreds of pounds on energy bills each year, compared to a traditionally built home.

The pioneering all-modular site is located just over 1.5 miles from Hereford City Centre including 68 affordable rent houses, made up of a mix of two-, three- and four-bedroom properties. There will also be six affordable rent one-bedroom flats. Once complete, College Road will also include 46 shared ownership houses comprising a mix of two- and three-bedroom properties.
